Welcome to “Casa do Ofício” a commercial brand from Luís Miguel Soares, Lda. These Terms and Conditions (“Terms”) govern your use of our short-term rentals and medium- to long-term rental services (the “Services”). By making a reservation through our Website (www.casadooficio.com) or third-party platforms like Booking, Airbnb, Spotahome, Flatio, Uniplaces or any other, you agree to these Terms.

If you do not agree with these Terms, please refrain from using our Services.

1. Types of Rentals

a. Short-Term Rentals

  • Designed for holiday stays, available on platforms such as Booking.com and Airbnb or directly through our Website.
  • Typical stay duration ranges from 1 to 30 days.

b. Medium- and Long-Term Rentals

  • Tailored for remote workers, students, and families relocating to the area.
  • Bookable through any platforms such as Spotahome, Flatio, Uniplaces, or directly via our Website.
  • Typical stay duration ranges from 5 to 12 months.

2. Booking Process

a. Direct Bookings

  • Reservations made directly on our Website (www.casadooficio.com) are confirmed upon receipt of payment or deposit.
  • Full payment is required 1 day before the check-in date for short – term rentals and 14 days to medium-term rentals, unless otherwise specified.

b. Through Third-Party Platforms

  • Reservations made via Booking.com, Airbnb, Spotahome, Flatio, Uniplaces or any other booking website are subject to the respective platform’s terms in addition to our Terms.
  • Payment, cancellation, and refund policies may vary by platform.

3. Cancellation and Refund Policy

a. Short-Term Rentals

  • Cancellations made 24 hours before check-in are eligible for a full refund.
  • Cancellations within 24 hours may result in partial or no refund.

b. Medium- and Long-Term Rentals

  • Cancellation policies for medium- and long-term stays vary by platform. For direct bookings, cancellations made more than 30 days before the start date are eligible for a full refund.

4. Check-In and Check-Out

  • Check-In: From 4:00 PM. Early check-in may be requested and is subject to availability.
  • Check-Out: By 11:00 AM. Late check-out may incur additional fees.

5. Use of the Property

a. Permitted Use

  • Properties are for residential purposes only and may not be used for commercial activities, parties, or events.
  • Maximum occupancy limits, as stated in the booking, must be respected.

b. Guest Responsibilities

  • Guests are responsible for maintaining the property in good condition. Damages, missing items, or excessive cleaning needs will result in additional charges.

c. House Rules

  • Quiet hours: 10:00 PM to 8:00 AM.
  • Smoking is prohibited indoors.
  • Pets are not allowed.

6. Use Payment Terms the Property

  • Payments for bookings through third-party platforms must comply with the respective platform’s terms.
  • Direct bookings require payment via credit card, bank transfer or Paypal.

7. Liability

a. Guest Liability

Guests are responsible for their personal belongings. We are not liable for theft, loss, or damage to guest property during the stay.

b. Property Damages

Guests will be charged for any damages or misuse of the property.

c. Force Majeure

We are not liable for cancellations or disruptions caused by events beyond our control, such as natural disasters, strikes, or utility outages.

8. Privacy and Data Protection

Your personal information will be handled in accordance with our Privacy Policy, available on our Website.

9. Governing Law

These Terms are governed by the laws of Portugal. Any disputes shall be resolved in the district court of Porto.
